Concrete tile and clay tile are both common here
Cerritos tracts such as Sorrento, Greenbrook, and Cerritos Park East were built with concrete tile or clay tile. Both can last for decades. Neither one is waterproof by itself. The overlap sheds most of the rain. The underlayment catches what gets through, and flashings handle walls, chimneys, skylights, and vents.
A leak repair is about that system. Swapping one cracked field tile and stopping there misses the valley or the pipe boot that is actually dripping.
The openings we find
- Cracked or slipped tile. A gap at the headlap lets a sheet of water onto the underlayment.
- Valleys. Debris turns the metal into a dam.
- Pipe flashings. The boot around a plumbing vent cracks in the sun.
- Walls and chimneys. Step flashing and counterflashing pull out of the stucco or the mortar.
- Tired underlayment. The tile still looks straight while the sheet under it has cracked at a nail line.
That work is covered on the tile roof leak repair page and the flashing leak repair page.
Matching the tile is part of the repair
City of Cerritos design guidance does not treat a roof as a place for a new flat roof, and it expects material and color to match what is already there. HOA streets, including Shadow Park, often want the same thing in writing before exterior work. For a leak, that means the tiles we lift go back, and any broken pieces are the same profile and as close in color as we can get.
Questions people ask next
Can I replace a few tiles myself? Walking tile to do it is how more tiles get broken. If you can see a cracked piece from the ground, a photo is enough to start.
Does a leak mean I need a new roof? Usually no. A localized flashing or underlayment repair with the tile relayed is the normal job. A full re-roof is a different scope.
Which tile is on my house? We can tell concrete from clay, and the profile, from the roof. You do not need the original paperwork to start a leak call.
